Typically, our owner-financing terms are as follows:

  • 4% to 8% down payment. The more you put down, the less your monthly payment will be.
  • Interest rate varies according to the length of financing. Basically, the shorter the term, the lower the interest rate. For example:
    5 year term ---7%
    10 year term --- 8%
    15 year term --- 9%
  • Balloons are also available.

All loans pay simple interest on the unpaid balance.  There are no pre-payment penalties.  You will have the right to prepay in full or in part.  With a sizable pre-payment, terms can be shortened or monthly payment re-amortized and lowered. Any other terms can be agreed upon.  Just let us know what you need.

NO FINANCE CHARGES and NO CLOSING COSTS.  So if you choose to (re)finance elsewhere, you won't have lost thousands of extra dollars.
