Typically, our owner-financing terms are as follows:
- 10% minimum down on sale day. The more you put down, the less your monthly payment will be.
- Interest rate varies depending on the current market. Although most lenders interest rates for land are over 9% in the current market, our current rate offer is 8.54%.
- Includes 3 year Balloon payment and 15 year amoritization.
- All loans pay simple interest on the unpaid balance. There are no pre-payment penalties. You will have the right to prepay in full or in part. With a sizable pre-payment, terms can be shortened or monthly payment re-amortized and lowered. Any other terms can be agreed upon. Just let us know what you need.
- Purchase price on any lot does NOT include closing costs on the transaction. Closing costs will be based on a percentage of the purchase price.
- You are more than welcome to secure your own financing through a preferred lender and bring that info with you on sale day.
NO FINANCE CHARGES. So if you choose to (re)finance elsewhere, you won't have lost thousands of extra dollars.
